Question 1

How do I buy property in Dubai?

Accepted Answer

To buy property in Dubai, you need to find a RERA-licensed broker like Abax Realty, choose your property, agree on price, sign a Memorandum of Understanding (MOU), pay the deposit (typically 10%), and complete the transfer at the Dubai Land Department. Non-residents can freely buy freehold property in designated areas. Abax Realty guides you through every step.

Question 2

What is the average rental yield in Dubai?

Accepted Answer

Dubai offers some of the highest rental yields in the world, averaging 6–9% annually. Areas like JVC, Business Bay, and Dubai Marina consistently deliver strong returns. Compared to London (3–4%) or New York (3–5%), Dubai's yields are significantly higher with the added benefit of 0% income tax on rental earnings.

Question 3

Can foreigners buy property in Dubai?

Accepted Answer

Yes, foreigners and non-residents can buy freehold property in Dubai's designated freehold zones including Downtown Dubai, Dubai Marina, Palm Jumeirah, Business Bay, JVC, Dubai Hills Estate, and many others. There is no restriction on nationality and the process is transparent and regulated by the Dubai Land Department (DLD).

Question 4

What is the Dubai Golden Visa property requirement?

Accepted Answer

Investors who purchase property worth AED 2 million or more in Dubai are eligible for a 10-year UAE Golden Visa. The property can be ready or off-plan (if at least 50% is paid). This visa allows residency in the UAE for the investor and their immediate family. Abax Realty can help identify qualifying properties.

Question 5

What are the best areas to invest in Dubai real estate?

Accepted Answer

The best areas for Dubai property investment in 2026 include: JVC (7.4% yield), Business Bay (6.8%), Dubai Marina (6.1%), Dubai Hills Estate (5.8%), Palm Jumeirah (5.5%), and Downtown Dubai (5.2%). For off-plan investment, Sobha Hartland, Emaar Creek Harbour, and Mohammed Bin Rashid City offer strong capital appreciation.

Question 6

Is there property tax in Dubai?

Accepted Answer

No, there is no annual property tax, capital gains tax, or income tax on property in Dubai. The only costs are a one-time 4% Dubai Land Department (DLD) transfer fee on purchase and a 2% real estate agent commission. This tax-free environment makes Dubai one of the most attractive property investment destinations globally.

Question 7

What is off-plan property in Dubai?

Accepted Answer

Off-plan property in Dubai refers to properties purchased directly from developers before construction is complete. They typically offer lower entry prices, flexible payment plans (e.g. 30/70 or 40/60), and strong capital appreciation by handover. Top Dubai developers include Emaar, DAMAC, Sobha, Nakheel, Meraas, and Aldar.
